Hi, I am also facing the same problem While open in excel from "Excel web access" webpart

1. Excel sheet file already exist in the document Library and opened it for update

2. Excel file does have unique permissions, inherited from parent only

3. Unrestricted

4. Excel Web Access is taking care of check in / check out
